Do I have any guarantees or obligations when buying a home?

Guarantees and obligations in buying a home:

1. NHBRC

Each property constructed by OWN YOUR HOME is registered with the NHBRC (NATIONAL HOME BUILDERS REGULATORY COUNCIL)

The NHBRC is the regulatory body of the home building industry.

The NHBRC assists and protects consumers exposed to contractors who deliver substandard design, workmanship and poor-quality material.

NHBRC registered homes offer:
• a major structural warranty cover for up to 5 years from date of occupation
• mediation between consumer and builder
• recourse through its complaints, arbitration and remedial processes.

2. Roof

Each property constructed by OWN YOUR HOME carries a roof structure guarantee against leaks, gutter leaks & improper discharge of water for 12 months from the issuing of the Certificate Of Occupation (COO).

3. Latent defects

Each property constructed by OWN YOUR HOME enjoys a latent defects period of 90 days after the issuing of the Certificate Of Occupation (COO) in which time any latent defect will be fixed at the developer’s cost.

4. Sundry guarantees

Any guarantee of any appliance fitted standard as per specification, will be transferred to the new owner. e.g. geysers, stoves, etc.

The importance of maintenance:

Properties demand on-going maintenance to make them look as nice as the day they were bought.

Remember to paint your house, fix loose items and keep your garden nice and neat.

This way it will remain beautiful and be a place where you really feel at home.
